How much does a leaky roof bring down the value of a house?


I want a number figure. We live in a house that we're renting and want to buy if the price is right. If they are selling it as is to us, how much do you think they'll lower the price? We've got probably 6 seperate leaks and 2 of them are kina bad (water spots, damaged plaster). It's a two story, two bedroom home that we love, except we hate the leaks.

When contemplating purchasing the home that you live in for buying there are several things to think about before you put in an offer.
1. What are the homes selling for in your area.
2. If there have been no homes that recently sold, you might have to paid for an appraisal.
3. When you have a number for current sales it is then you can consider factoring in repair cost.
4. Is the seller motivated at this time to sell?
5. Get several free roofing contractors to give you a price for the roof.
6. When you put in your offer the seller will have some idea how you came up with your numbers.

get in the attic first to find out how much more damage the water (leaks) has caused that you can't see yet - if it has started any insulation or mold issues - then the price should go down ALOT - avg roof to hire out and replace (depending on where you are what pitch the roof is) will run from $5-8,000 PLUS if you have wet attic insulation - get rid of it and re-insulate - check the rafters and wood around the leaks to make sure the wood isn't starting to mold -make sure bathroom vents are through the ceiling not lying on the insulation adding moisture. You might love the house - but don't buy a mold trap no matter how much you love the home. Hire a local home inspector if you aren't sure what to look for - should run you about $100-250 for a decent inspector. Well worth finding out what's really going on where the roof leaks. Good Luck

Even if I were a contractor, I couldn't give you an estimate based on what you've told us here. Besides, you didn't indicate where you are.

Do you realize you could get FREE bids from contractors in your area? Or you could go to your local Home Depot and ask them how you could repair it.

Most mortgage companies will not loan on a house with a leaking roof. When the house is appraised the appraiser will require a new roof. This is because they want their "collateral" to be in good condition in case of foreclosure.

Get three estimates from roofing contractors and lower the price by the average of the three estimates.

Well, it's going to be double the cost to replace the roof, plus repair any of the damage inside. You're not going to get a number, because no one here knows how big the roof is, or what it's made of, both of which wildly affect the price.

I don't think they'll lower that price far enough.

But I wouldn't buy that house, because of the likely hidden damage.
