How do you legally get out of a lease?

We recently moved into an apartment, where while looking at it we asked the Landlord how the sound from surrounding apartments was, they are brand new. he said that since they are brand new apartments the sound shouldn't be a problem at all. Well, quite the opposite has proven it a lie. Not only can we physically feel the base of the downstairs neighbor, (Who let me add, has actually asked us to be quiet while having a casual night with friends - how rude to blare your TV!) we can HEAR the conversations of the upstairs neighbor. Are we stuck? or do we have some kind of pull due to the fact that we actually asked before signing the lease and handing over a hefty deposit?

You really have nothing - all apartments pretty much suck and have these problems. I'm sure the written lease you signed doesn't guarantee complete silence or nice neighbors.

Buy or rent a house. You can break the lease, and if the landlord can rerent, then you won't lose that much money - might be better than living somewhere you can't stand.

Perhaps there is another unit the landlord could move you to, though?
