Do you have to purchase a lot separately when buying a factory built home?


I have no idea how it works when you are buying this sort of home new. Do i need to purchase the lot and then purchase the home and have a loan for each or can i purchase the home and lot together? I am looking to do this in the Augusta, GA area.

Purchase the lot separately. You will also have to pay for utility installation and connections. Depending on where, you may have to dig a well and install a septic system or maybe you can connect to water and sewer lines.

Foundations, porches, decks, stairs, sidewalks, driveways, and any landscaping are all additional costs. Some might be added to the dealer's installation scope of work. And some might be cheaper thru another source.

The alternative is mobile home parks which usually have utilities installed and ready for final connection. However, you are stuck with monthly lot rent, tend to be too close to the neighbors and really have very little resell value.

Separately, in most cases. I'd have a professional supervising this whole process for me.

Yes, you will need to purchase separately, unless the home dealer offers some sort of package with the house already erected on a lot.

When shopping for land, check carefully, as many areas explicitly prohibit the erection of a 'factory built home'

Most likely, these will be separate transactions. I have heard that some places where MH homes a very popular, some dealers have lots available that allow manufactured homes.

Be cautious here, the cost to run utilities to a lot can be very expensive. Also check to make sure the zoning allows for a MH to be built. You will also want to check to make sure you are not in a flood plain.

Bear in mind that a MH will never hold value as a stick built home will.

There are mobile/land package loans, but they are a NIGHTMARE & can take as long as 6 - 9 months to close, depending on the contractors getting out to do the site prep & install utilities.
