End of 1 year contract with realtor, no results and we want to try another agent. How to be graceful about not


We have a pleasant agent who has worked for us a year, she has been slightly negative in ideas we had given her to better market the house and we just think it's time to move onto another agent with a fresher perspective. How can we gracefully inform her that we won't be renewing the contract at the end of the month? and when should we tell her, now or wait until the end. Should we be interviewing realtors now to take her place? Should we tell her now so she can pick up the pace and do some last ditch efforts?

A year is definitely too long. I assume you've tried price reductions & still no activity?

FYI - Most MLS's have rules about agents soliciting. Ours forbids it & we can be heavily fined for talking to a seller about listing their home while it's already listed. (ever see those disclaimers - "If your home is already listed... This is not a solicitation") This applys even if you are the one making the solicitation & not the agent you will interview. You may need to wait until after your listing has expired to interview other agents.

Interviewing & listing with a new agent will give you new exposure for your listing, plus you may get new marketing techniques your previous agent has not employed. Buyers tend to shy away from a home if they see it's been on the market 365 days. They wonder what's really wrong with it if it hasn't sold in a year.

You could try getting out now since it's already close to a year. She may insist you have to wait out the remainder of the listing agreement.

That could be a good try. To tell her and see if she picks up the pace. But thats the market I am sure they dont get to upset over someone changing realtors. If she has had it listed for a year with nothing. Then maybe she would be glad to not do it, since it does cost her time and money with no results. You have to do whats best for you.

Interview new Realtors now and let her know at the end of the contract. Don't sign with the new Realtor until the old contract is completely over...sign NOTHING until then.

First you made a MAJOR mistake on doing a year listing. I would never do more then 4 months.

In regards to being graceful. She had this listing for a year!!! and it didn't sell. There are 2 major reasons. She did a bad job or you over priced it - which was also her fault for taking a listing that was over priced.

MOVE ON. Interview 3+ agents and have them outline IN DETAIL a marketing plan to sell your home.

It would be best to let your Realtor to know that you are not going to re-up your contract and you don't need to till the last week of your listing. In Texas you can contact other Realtors and get their opinions on why your home hasn't sold and what they will do to sell it most will be very frank with you and you might not like what they recommend but if more than one has the same answer you might consider their recommendations strongly. According to what part of the country you are in ask what the average days on market are.
