hi the only thing that you can do is take pictures of it before any one moves in preferably with a dated camera, and make sure you are allowing GOOD tenants to move in my looking at a back ground or making sure previous landlords say all went well! also stipulate in the lease that ANY DAMAGE done to the carpets walls, doors, or anything on this property will result is immediate termination of the lease and or criminal lawsuit for destruction of property! if they wont sign it then don't let them move in! their security deposit is your only protection. Charge a huge deposit but then again people willNEVER treat the property as you would. Sounds like you should NOT be a LL if you spent all that money on a rental! i would never spend tens of thousands on any rental. put good tenats in the apt and hope for the best saddly. you may check the units with a 24 hour notice, at least then you can watch for damages. |
