Can i Rent out my FHA Loan home ?


I bought this house about 8 mnts ago , I have now gotton a job in a nother state , we do not want to sell our home , we are trying to build our cedit with this house , my question is is it legal for me to rent it out to make the payment?

yes. Your FHA loan may state that you can't. However, since you have been in the home for 8 months, FHA really doesn't "care" as long as you pay your mortgage on time.

It's legal, but being a landlord from another state is pretty tough.

Make sure you know what you are getting into.

Look into getting a real estate manager, so you dont have to run back for every leaky pipe, burned out bulb or broken thermostat.

Well Talk to your Loan Office about this. If its fine to rent out your house then talk to all the Rental Agencies in your area. It will cost you money but most chances are that you cna rent your home for more then you pay so will come out EVEN. What you do is ask them to come by the house and see what they would rent it for. Then this also givces you an idea on how much you should charge for the house. If you use a Rental Company they do the Credit, Background (if wanted), and Rental History Check on the peopel who would rent the house. This will protect you and help you while out of town. People out there are ruthless and dont care about anyone but them and trust me people will mess things up for you if they dont pay rent. So its better to either have family or a Rental/Morgage Comany help out while you live out of the state.

Yes, of course you can rent it out, you just can not streamline refinance through FHA when you refinance. The whole issue with lenders regarding renting out a property is intention. With your situation, you can prove a relocation, so they can not force you to pay-off in full or refinance.....they would have to prove you intended to buy the house as a rental.

The FHA found out about it and they had to be out of the house and the purchaser back in it with in 2 weeks I think it was or they the FHA was going to take the house.

FHA helps buyers not people buying to rent a home to some one else.

You can do anything you want BUT DON'T manage and rent the property, yourself. Hire a professional, local real estate broker to find the tenant, draw the lease and manage the property for you.
