Is there any such thing in UK that allows for renting your house to people willing to repair and decorate it?


I own a house in the UK which requires repairs and decorating and I was hoping to rent it out. I need to save as much money as possible and was wondering what the legal implications are of renting out at a discount to tenants willing to fix it up. Are there any kind of services available? I've heard of it being done but cannot find anything on the Internet that suggests it is possible. A friend of mine once told me that he rented out his house to builders that decorated it whilst they paid rent. Unfortunately I haven't got the time or skills to do the work myself. For any local advice - I live in Milton Keynes. I think the answer is "Not possible" but if this is the case, then what other options do I have? ie Property Management perhaps?

There is no formal system set up for such an agreement but there is nothing to stop you going ahead and doing it yourself. I would suggest that a solicitor would be a must as there would be all sorts of problems that could arise. You would need to find, or get an agent to find, a tenant willing to trade your space for a rent free deal in which they carry out the necessary work. Talk to a solicitor and a letting agent first and they will give you good advice.

I would say that the tenancy agreement would be based on normal rent as if the house was already in top notch condition, but with a concession for buildings improvements for x amount of time. You would need to reach an agreement with the tenants as to how long work will take / value of the work before the concession period ends. I reckon a lot of tenants out there would be glad to turn their hands to something in return for reduced rent. I can't see why a regular agency can't handle this for you should you wish to use one.

Most people don`t want their homes to be a sty so they paint and decorate them even if rented, but structural repars and maintenance should only bre done with your permission and proper planning consents due to health and saftey because ultimatly you are responsible for it. EG; renter instals a gas fire himself and people die from fumes, you are responsible as the owner to make sure it`s safe.

Any improvements are the property of the tennant, so if they build a conservatory on the side of the house even if they move out they own it, so you could be charged the full cost of the improvemenmts before you can claim rights to the house.
I once tried to buy a farm, the cost of the farm was less than 拢200,000 but on looking into the paperwork the tennant had made improvements to the farm including barns outbuildings repairs to existing buildings and stock and equipment, that the cost of buying him and his family out was going to be in excess of 拢800,000
So no don't do it

What will they get out of it?

You'll rip them off for rent and then expect them to do your house up as well.

You have GOT to be joking!!!

Look up something called land contact, or trust for deed. It's very common in the US, and I'm sure you have an equivalent to it in the UK.

You need professional advice more than anything. Not something you can find in yahoo answers.

BTW, I love how the English etc.. mock us for being so ignorant. Yet we give the most sound advice. Just an observation.

Do your sums carefully.

You won't get anything like as high a rent for a place in need of repair and redecoration as you would for a top-notch place.

We repair immediately there are any problems, clean thoroughly between tenancies, and redecorate if the place needs it.

As a result of this, our tenants normally stay with us for several years (the average round here is 2 years), and the last time we changed tenants on a property (because the couple who'd rented it were splitting up), the landlord didn't have to do any work, because the first people who came round were just told to rent it BY THE PREVIOUS TENANT, because she told them that any problems would just be dealt with so quickly by the landlord!

In the long term, providing quality service works better! Getting in decorators is likely to be cheaper than trying to find fixer-upper tenants.

But, yes, it can be done. I always allow my tenants to re-paint if they want to, but I would always want to get repairs done myself, by tradesmen I trusted to do the job properly.
