How do I get a cell company to lease a tower on my land?

They would approach you If its every gonna happen. They know where they need and want them.

It doesn't work that way! The way it works has to do with the traffic patterns and the usage patterns. If there is a "cell tower" in the area and you know about when the cell company went up on that tower, then contact the cell company and ask to speak with "site aquisition" the mention that your land is very near the other tower and ask what they are having to pay for that space? Then mention that you wouldn't mind offering up some space when their lease runs out. The down side to that project and byt he way the upside for you-they usually try to sign longer leases at low rates so that they don't have to worry about them for awhile and they may even build in automatic escalation rates so that they control their space for at least ten years. Now if you don't already have a tower in place that does create a bigger issue-the towers can be pricey and that's why the cell companies will sometimes choose to "rent space" instead of buying the land. That's my take on you question for the day! Good luck If you run stock on the land you may want to read up on the health issues related to cellular. Nothing has been proven but, it is still something to consider before you choose to make some cash this way.

Chris G is correct - it is mostly about luck. Cell companies determine a coverage need, they design what is called a "search ring", which is basically just a circle on a map. They then hire a site acquisition firm to go out and search the area to determine what properties within the ring can be zoned for a tower. At that point they contact the properties that can be zoned, and determine the viability of completing a lease with that landlord. In most cases, three properties are submitted. The carrier then determines based on the surrounding cell sites which property is the best for their coverage (and also take into the thought process the cost of the construction on that property and the willingness of the Landlord to work with them).

In most cases these days the cell companies are installing antennas onto existing towers, but in the more rural areas towers are starting to be constructed again much like the late nineties and up until 9/11.

There are companies out there that claim to market properties to cell carriers, but trust me, they do very little or nothing with those lists of properties, but are happy to take your money.

by the way... I've been in this industry for since 1999, and can tell you that DakB's answer is .... well..... to be nice, not accurate.
