I am trying to purchase a home & I was told that there are companies that will assist you with down payment?


I am purchasing it in the Atlanta, GA area. I was told about AmeriDream but you have to use their lenders. I already have a lender, I just need a little more information

What you are talking about is a program that in conjunction with an FHA mortgage you "finance" your downpayment. What is done is that in your negotiated sales price, you ask the seller to make a donation to AmeriDream or some other company like it and then AmeriDream "gifts" you the money for the downpayment. Typically about 3%.

If your current lender can provide you with FHA financing, they have the program - it is easy to use. If they are not FHA approved, this program does not work with Conventional Fannie Mae or Freddie Mac loans.

The federal government came out with a short list of companies that can provide this program so make sure your lender is using one of them. There are other programs such as Nehemiah and CHAPA - here are their websites so you can research them. They all pretty much work the same.

The other person that responded to your question has been living in a bubble, the loans that she is talking about virtually do not exist any longer and if they are out there, the rates do not provide any benefit to borrower. FHA does allow for some bumps to your credit, but overall they would like to have clean payment records for 12 months prior to your loan. They do not look at credit scores.

I would speak to a mortgage brokerage. They can help a lot.
