Can i end our tenency agreement early? |
I am currently renting a house. I have a years agreement and have been here 7 months but i cannot afford the rent anymore is there anyway to get out early? Speak to the letting agent or landlord. Normally they will release you from the tenancy provided they can re-let the premises, but you will have to keep paying the rent until a new tenant is found. Its not a good idea to just walk out without saying anything as you will lose your deposit and may find other letting agents locally won't let to you in the future - they all talk to each other you know! What does your lease say? What does your landlord say? Can you sublet? Check those options first. Worst case expect to be sued for the balance of the lease. lose security deposit and end up in court/pay costs and get this tagged onto your credit history. Without losing the security deposit would be difficult. Not impossible. You can explain your situation to the person in charge and ask them nicely if they would let you out of the agreement early, given the circumstances....they might choose this rather than the expenses and trouble of waiting on late rent and having to go through procedures to evict you for non-payment. But it might affect your credit when you go to apply for another apartment/rental property to live in... If you end your tenancy agreement early, you may loose your deposit and you will have to pay the costs of the landlord for getting a new tenant. I suggest you speak to the landlord. yes you can as long as you give 8 weeks notice and you leave the property in the same state as you got it so you can get the deposit back. The reason i say 8 weeks is because the council suggested it as they can not help you to get a place in 4 weeks they need at least 8 weeks to help you thats why the say you need 8 weeks notice not 4. Is it worth losing the deposit? if its only going to make you out of pocket each month to pay the rent then leave. We all learn by our mistake. I guess you got stressed and moved out quick from where you was before. You'd have to read your lease agreement and see what the terms are for terminating a lease early. Some have penalties for early termination, others keep your security deposit and charge an early termination fee. Once you've read your lease then sit down and talk to your landlord and see what arrangement you can work out so that they can get someone in right away. You'll have to be flexible in working with the landlord so that they can start showing the house to potential renters. Now's not the time to tick the landlord off especially if they agree to let you out early. Why not. yeah just leave. he will concentrate on getting a new tenant rather than chase you forever. |
