Does anyone know the average amount of closing cost on a house?

If you were to buy a house for 140,000, what would be the closing cost?

There are no averages, it varies by area and lender. One important reason to check closing costs from lender to lender, this shopping can save you alot of money.

If you want a rough guess, plan on 3%.

Each area has its particular customs regarding who pays what at closing. That is shifting in some areas as sellers start to make concessions to buyers who need help to qualify for loans. We use 3% to 4% here as a very rough estimate due to city transfer taxes in some of our cities, but my recent sales have involved credits to the buyers for closing costs and repairs. So recent experience has been much less than 3%. But the only way to get a better estimate will be to talk to a local Realtor or loan agent. Most of us don't bite and we try to be as approachable as possible.
