Do you still need a escrow company to do the closing when selling a mobile home?


We're thinking about selling our mobile home. We just have a title to it. Can we just sell it ourselves or do we need a company to do any kind of paperwork? Thanks

As long as there is no land involved in the sale and as long as there is not a lien on the title, you can just sign the back of it as sellers and give it to the buyers...no problem. If there is a lien on the front of it, you have to get the lender to release it which they will do if you pay them off when you receive the proceeds from the buyer.

i am assuming the unit is on rented land if so it still needs to be notarized, and if you owe on it you must clear title, u say u have title but is it free and clear. if there is land involved you need a lawyer. be sure you have a park release if on rented land or your buyer might not get park approval. all in all a lawyer will help alleviate any aggravation and grief you might encounter.

Even if the MH is in a park, there can still be a lien on it. As a buyer, I would require a escrow company be involved and a title search, anything less is foolish. An escrow company is much cheaper than doing a closing through an attorney.

The seller will need a escrow company or a title company to do a title search to state the property has no liens. The lender will require this before its will give a mortgage on any property.
