For homeowners (in RI and MA)What is Your total household income and ...???


What is your total household income between you and your spouse and how well do you live? Are you struggling? What is your career? Just wondering if my husband and I will ever be able to buy a home. We make about $90,000 together but he is paying off a large student loan so it's hard.

I live in Canada, so it's a bit different for me, but thought I would answer anyway.
I make about $35 000 a year and have just under $20 000 in debt.
I purchased my first home this year. I am a single mother and I receive no child support payments.
I also have kept an excellent credit rating.
I got a mortgage with a long amortization (40 year), which keeps the payments low.
I purchased my home for $120 000 with a 20% down payment.

If you have a dual income, and are making $90 000, you should be able to get pre-approval with no problem, provided you have relatively good credit.
With the scary housing market in the US, make sure you get a fixed rate mortgage. Variable looks so good at the beginning, but the rates can go through the roof in no time. With fixed rate, you are safe from that (but it wont save your house value from dropping if all the other houses in the neighbourhood forclose!).
The rule of thumb that lenders use up here is, they won't approve a mortgage for more than 4x your annual gross income. That varies depending on the debt load you carry.
I don't know if they have that same rule in the US, but it's a good measurement of affordability.
Also, keep in mind when calculating mortgage payments, your housing expenses should not be more than 30%-33% of your total monthly take-home pay. Factor in things like maintenance, property taxes, condo fees, and mortgage payments.

I am not struggling at all to make my payments ($300 every two weeks), so if I can do it with 1/3 the income you have, you should certainly be able to!

I make a little over 100k and live a nice life. I am not struggling, and my career is Real estate. You should be able to buy a home if you learn to manage money better. I sell homes to people who make a lot less then you guys every week, and they are fine. Its all about money management and getting rid of needless debt. I for one have not used a credit card in yrs, and it has made my life so much better. I have a mortgage, car payment and utility bills, and that's it. Cut out debt, and you will be fine.
