How do you know if an apartment(or community) is poorly maintained before signing the lease?

Any pointers?
I mean simple problems like
1=> AC functioniong
2=> water disrupt due to regular repairs
3=> mice or insect problems
Etc Etc

If we ask about these in the leasing office initially, they will always give a good review.

If you want the truth, ask the people who already live there. The leasing office is going to paint the best picture they can so that you'll rent the place. People who live there have nothing to lose by being honest with you.

Also, try googling the complex name and address. You'd be suprised how many sites there are for looking up whether or not an apartment will be good or bad.

of course they will.ask the tenants.they live there and see if you can find who has been there the longest that way they can tell you everything.

Do a walk through with the land lord open draws cabinets and inspect everything. Make sure if there is damage before you have moved in he has it noted. Inspect it.

Best way to find out is go door knock,,, ask people who live there,, they will be honest and forthright about the problems.,
