Can I advertise a house for sell without upseting my real estate agent?


I want to sell a house through a real estate agent but also want to advertise it on sites like craigslist. I would list the real estate agent's number as the contact person. Would I be violating my contract even though I just want to get more people to check out the house ?

You are OK. Just tell him what you are doing so that he does not sound like a duffus when someone calls.

Also, he needs to look over the ad that you write, to make sure you are not violating any real estate laws. His broker will be liable for them, even if you wrote them.

There shouldn't be a problem, the more who know about it the faster it will sell.

If you sign a standard realtor contract and then sell it on your own, you will probably owe the broker his/her commission anyway. Check your realtor contract before you do it.

Ask your agent what he's comfortable with, but also remember because of your contract, you will pay his commission no matter what.

If your agent is a real professional, he'll want to see what and where you want to advertise FIRST. Why? Because his name is going down as the contact AND if you put in anything illegal, misleading, etc. HE is going to have problems.

why don't you just ask your realtor?

Selling a house is a TEAM effort. Sit down and discuss this with your agent since a "bigger fishing net" is required in today's' market. Many Multiple Listing Services (MLS) automatically post your property on other web sites, ask your agent for this list. Also, Zillow.com has a free listing service.- Best Wishes.

The agent should be happy to have a seller who wants to help as much as you do. Just remember that you have a contract to conduct all negotiations through the agent.

There are laws that the agent would need to be sure are being followed. Those laws would include your state's real estate commission laws, the fair housing laws, and many others that might have to do with mortgage lending and other local laws.

So you will need to have all wording approved by the agent or his broker.

You would not violate the contract by providing additional sources of advertising, but it would be wise to check with the real estate agent involved to insure that your advertising format does not violate any codes of ethics required by the contract.

Have the agent approve the ad(s) in writing before you do anything.

Make sure your agent approves all adverts of the property before you list them to avoid potential discriminatory language. "No kids, couples only,no one over 55, " etc.

That can only help. The agent gets paid no matter whose greater efforts contributed to the sale.

The agent would really love you if you did.

I'm sure your agent wouldn't be upset, unless you were trying to cut the agent out of the deal. I don't know any agents that wouldn't love to have a seller that is also involved in marketing the property.
