Seek out property management firms direct, those that manage businesses as well as apartment/home rentals. These are professionals whose knowledge may well be worth you paying their percentage fee... some restaurants and smaller retail stores are allowed to hire you, you can do odd jobs like yard work and other things like that, check with your school for a working permit and other restrictions...
