Is manufacturing equipment real or personal property?

real if it has to do with a business or is used in some type of money making scenario.

Depends on what the contract says it is.
Usually it is real property if you are selling a business, and have lathes or motors attached to the walls or as part of the business that you are selling.
Sometimes, the contract will specify, this old fan and this particular chair and this lathe (number 4512) is personal property that belonged to my grandfather. IT WILL BE REMOVED PRIOR TO SALE.
The contract can say almost anything as long as both parties agree.
