How to make a buying deal of house or a plot 100% legal and safe?


What are the procedures and what points to consider while buying?

If you want to buy in India - the best choice is to buy when the Government auctions/sells the plots. Buy fromthe Government Housing Boards, either Flats or Bungalows. Every State and District have Urban Development Authority.
If buying from Private Parties do some research in to the back ground of the party through reliable sources and see whether the seller has clear title and it is marketable. See what encumberneces the property has get them cleared and then buy. You need lot of legal opinion and lawyers only will be able to tell you.

Always get a title insurance policy! The title insurer will guarantee that you have received cleark, marketable title (for a fee, of course).
