How to ensure a buying deal of a house or plot is 100% legal and safe?


What are the procedures and what points to consider while buying?

Deman OWNER'S title insurance (combination ULTA / ALTA policy).

Use a realtor. They're there to guide you through the process and make sure things are safe and legal. As said, title insurance is mandatory! (BTW, the seller who listed the house with a broker is responsible for realtor fees, not the buyer.)

Realtors don't often forget, but make sure a complete home inspection is performed. (Use your own inspector if possible.) Also an appraisal.

Sellers are legally required to provide everything they know about a property's defects or problems (known as "full disclosure"). It's also helpful to negotiate a warranty on the property.

You can find lots of useful information with a Google search. These are just a couple of things that first came to mind because of past experience!
